2026/27 rates
What are the LHA rates in Argyll and Bute?
The highest rent Universal Credit will cover in Argyll and Bute is £450.00 a month for a one-bedroom home and £600.00 for two bedrooms, from April 2026 to March 2027. A single renter limited to the shared accommodation rate gets up to £350.00, and no household gets more than the four-bedroom rate of £1,200.00. These are caps, not payments: Universal Credit pays the lower of your actual rent and the rate for the bedrooms you are allowed. If your rent is paid by Housing Benefit instead, your council works from the weekly rates: £103.56 a week for one bedroom and £138.08 for two.

Area covered
Which councils are in the Argyll and Bute LHA area?
Rates are set for broad rental market areas, which follow where people rent rather than council boundaries. The Argyll and Bute area takes in all or part of the council areas below, as the Valuation Office Agency's LHA Direct service lists them (it still uses some council names from before recent mergers). A council marked "part" is split between rate areas, so check your full postcode on LHA Direct if you live there.
- Argyll and Bute
- Highland (part)
- Stirling (part)
- West Dunbartonshire (part)
The split councils also reach into these rate areas: Forth Valley, Highland and Islands, West Dunbartonshire.
Comparison
How does Argyll and Bute compare with the rest of Scotland?
Argyll and Bute has the 8th highest two-bedroom rate of the 18 rate areas in Scotland, £5.00 a month above the median two-bedroom rate in Scotland (£595.00). For one bedroom it is 9th of 18. Across Scotland the two-bedroom rate runs from £450.00 in Dumfries and Galloway to £970.00 in Lothian. A higher rate does not mean rent is easier to cover: the rates were set from September 2023 rents and have not moved since, while rents have kept rising.
Your rate
Which LHA rate applies to you?
Which column you use depends on the bedrooms your household is allowed, not the size of the home you rent. Count one bedroom for each adult couple, each other adult, and children by the sharing rules, which the bedroom entitlement calculator works out for you. A single renter under 35 with no children is normally held to the shared accommodation rate of £350.00 even in a self-contained flat, unless an exception applies, such as being a care leaver aged 18 to 24 or getting the daily living part of PIP. If you are allowed more than four bedrooms, the cap stays at £1,200.00.
Shortfall
What if your rent is higher than the LHA rate?
If your rent in Argyll and Bute is above your rate, the difference is yours to pay, and other adults living with you can reduce the housing element further. In Scotland, ask your council for a Discretionary Housing Payment towards the difference. The housing element calculator applies the Argyll and Bute rate to your rent and household, so you can see the shortfall before you sign a tenancy.
